Reverse mortgages are a good way for many seniors who own their own homes to get extra income for the thngs they need. These mortgages give you several options of how to get that cash.
What options are there when it comes to getting my money?
Most reverse mortgages give you a choice of up to five options to pick from when it comes to getting your money. There is a tenure option in which you receive payments each month for as long as you live in your house as your primary residence. This can be a period anywhere from a few months or many years. Of course, as time goes on the equity you have in the house decreases (this happens with all the options).
You can take the money as a line of credit meaning you can take out cash when you need money in whatever amount you choose up to a certain limit. Interest is charged only on the funds you actually withdraw though. The unused part of the line of credit is not charged with interest. A lump sum cash advance is also an option. You can get all of the money in one lump sum when you close on your reverse mortgage.
What if I think both of these sound like a good idea, can I get both?
Modified tenure sets aside a part of the loan as a line of credit and pays out the other part as monthly payments. Term payments are another option and are similar to tenure in that you get a monthly payment. Only with term payments, you get the money each month for a certain amount of time, usually five or ten years. Most reverse mortgage lenders also give you the option of choosing a combination of the payment plans or change your payment plans as you choose for a small fee. The only limit on how you choose to receive payments is the value of your home and the amount you take the reverse mortgage out for.
